Hello There, We just created a dedicated server with one of my buddies, we set our source mod and everything is fine. But when we are playing in the server the "var" value is unstable and we cant play a smooth game. What should we do to make it stay under 2.

Here's our Server PC specs :

Intel Zeon e5540 2.53ghz (x4)
32 GB ram
90 Mbps Download , 90 Mbps Upload ( average values )

What game?
If this is related to CS:GO, it is a problem with Valve and not Sourcemod. You will need to wait for an update that actually fixes this issue, as most people are having this problem.
However, if this is not CS:GO, please post your rates of the server and the tickrate of the server.

First of all thanks. Yes it is CS:GO. We tried making the server 128 tickrate and 64 to see if there is a difference but there were none. If there is a problem caused by valve how come there are servers with lesser var values
